Kurmond Homes is a local Sydney new home builder established in 1994 with a vision to design and build new homes of quality and excellence.
The home builder business was started by two brothers, Peter and Michael Kulakovski, both raised and living in the Hawkesbury area. Peter started out as a frame carpenter and Michael as a joiner carpenter so both have many years of home building experience.
Due to exceptional demand for professional house builders services, the new business has undergone a rapid expansion. Peter and Michael have added a growing team of passionate staff to handle their expanding new home builder business.

Kurmond Homes Procedures of Purchase to Completion and Handover
Getting Started
- Why not talk to a Sales Consultant at one of our displays first. Discuss your familyís needs and likes and weíll suggest suitable home designs as well as provide advice on a suitable block
- When looking for suitable blocks remember that gentle sloping or flat blocks are generally more preferable because they can be easier and less expensive to build on.
- If you have already bought a block of land, weíll provide advice on which home design will best suit your family on that block. Your Sales Consultant will discuss everything from the size of your home, the number of bedrooms, the size of each room, the outside appearance of your home, the ceiling height, outside patio areas, faÁade and additional cost items and wish list items which you would like to be included in the tender and so on.
- Once decided to go-ahead you will need to pay $1,500 initial deposit which includes Kurmond Homes to arrange a soil test, contour survey, and site inspection report on the nominated block of land, you will receive a copy of the Contour survey for your records, Completion of testing and surveys allows Kurmond Homes to give you a fixed price tender for all site works
- NOTE: This amount comes off your contract price and forms part of your initial 5% deposit
- You will need to provide us with a 149 certificate on your land to be issued from the developer or specified council, Clear copy of Linen Plan with DP number or Sales Plan of the land, we will need this to order a contour survey on your block of land
Preliminary Drawings
Preliminary Drawings and Tender Acceptance Stage (3 Week Process)
- Preliminary drawings drafted with the home sited on your block of land working of the Survey drawings
- Preliminary house plans are received and forwarded to yourself for your review and approval and no charge if any amendments to be made to the drawings
- Kurmond Homes arranges an appointment with yourself to formally present the Fixed Price Tender
- Kurmond Homes presents Tender Document and explains all items and costs associated with the building
- Once you have accepted the Fixed Price Tender you will need to pay an additional $4,500 Note - This amount comes off your contract price and forms part of your initial 5% deposit
- We will provide you with a Kurmond Colour Pack catalogue with all various inclusions to choose from including endless upgrades
- Kurmond Homes arranges an appointment with you arranging a time to sit with one of our experienced colour consultants to help you select your external colours, we separate the external colours from the internal colours as the internals usually takes a full day
- Kurmond Homes proceeds to order the Complete DA Working Drawings from our Architect as per the tender acceptance
- Contract Signing/Council Approval (10 to 18 Week Process) Kurmond Homes prepares the Home Building Agreement and arranges an appointment with the client to sign, Client Signs Home Building Agreement and pays balance of 5% deposit
Internal Colour Selections
- Kurmond Homes arranges an appointment with you to arrange a time to sit with one of our experienced colour consultants to select Internal colours and design your kitchen layout, We have a complete colour selections display showroom at our head office if we do not have certain Inclusions we will let you know where to go to view samples, finishes and products to help you make your decisions. you will also get to design the electrical layout of your new home with our consultant to help you nominate your selected power and data points to the specified areas, Once you have decided on your finishes and electrical layout, your nominated consultant will formally document your final selections so we get everything right in the construction process for an easy build process
- Kurmond Homes arranges landscape plan and Basix Assessment for Developer/Council Approval
- Kurmond Homes lodges the building plans to Developer for approval (if applicable)
- Kurmond Homes lodges the building plans to Council and Waterboard for approval
- Kurmond Homes Orders the Engineering & Slab Plans for the construction of the home
- Once plans are approved and received all conditions are checked and final Construction check drawings are ordered and completed
- Any final non-structural variations are raised and approved by yourself and added to the contract as a variation
- Kurmond Homes prepares a construction file and places all construction orders with our Tradespeople and Suppliers Authority to Commence Construction
Commence Construction
- Commence Construction of your Brand New Kurmond Home "The green light"
- The construction of your new home can commence once we have received all the necessary documentation including your building and plumbing and drainage approvals and details of your finishes. We will also require an ìAuthority to Commence Constructionî letter from your lender (if you require finance), or if paying with cash, evidence of a joint account. These documents give Kurmond Homes the ìgreen lightî to start building your home.
- You will be invited to attend the preparation of your house pad where you will meet your Building Supervisor, who will be your first point of contact during the construction process. You will be given contact phone numbers for your Building Supervisor and Construction Manager, both of whom are available to answer any questions you may have during construction.
- When the house pad has been prepared the concrete floor slab of your new home will be poured and construction will be well and truly under way.
- You are welcome to visit your new home throughout its construction. Weíll even provide you with a key to access your home at any time after ìlock-upî stage (i.e. once it can be secured with locked doors) so you can continue to check on its progress.
Handover Time!
- Handover happens when you finally receive the keys to your finished home and your dream becomes a reality!
- When all works are completed, you will be invited to attend a ìfinal walkthroughî inspection of your home with your Building Supervisor. Together you will inspect your new home and discuss any items which need to be addressed before you move in.
- Once youíre happy and all monies have been paid, your Building Supervisor will present you with the keys to your new home"
Settling into your new home
- You can rest assured that Kurmond Homesí service to you will continue even after the construction process has finished. We are committed to helping you settle into your new home and to make this process a smooth and enjoyable one.
- We will provide you with a maintenance service for the first six months after handover. During this time, all you need to do is record any items you feel need attention and weíll inspect and address these items at the end of the first six months in your new home.
